The Active Leads queue, one of the five queues available in the Lead Feed, is the first screen you see after logging in. It is a list of the leads you are currently working on. When you accept a lead, it moves into this list, and stays here unless you snooze the lead, you close all the open deals on the lead, or you mark the lead as inactive.
From elsewhere in Lead Voyager, you can access this queue by clicking on the Leads icon in the header menu.
Each row is an at-a-glance summary of the critical lead information. Clicking on a lead in this queue opens it in the Lead Profile, allowing you to edit the deals on the lead, send emails, log a telephone call, view messages from the lead, etc.
If you are unable to find a specific lead you are looking for, you can use the search feature by clicking the magnifying glass icon in the header menu.
The Action column
This column displays the next action Lead Voyager believes you should perform on this lead. Clicking the row will show you a button or series of buttons that allow you to perform the expected action. For example, if the lead is a buyer with an action of "Update Offer", you will see the actions of "Offer Accepted" and "Offer Rejected" once you open the lead.
Here is a list of actions and their meaning, based on the deal type.
Common actions
These actions may appear on any lead.
- Make Contact: You have not spoken to this person, so you need to reach out to them by telephone or other method.
- Pick Deal Type: You have reached this person, but have not told the system if they are a Buyer, Seller or Renter.
Buyer actions
These actions are available on buyer deals, based on the current lifecycle stage.
- Meet in Person: You have spoken to this lead, but have not yet met them in person to sign a buyer's agreement or show houses. Once you meet them in person, you should click the "Met in Person" button in their Lead Profile.
- Submit an Offer: You are currently house hunting. When the buyer makes an offer on a listing, you should update the system by clicking the "Submitted an Offer" button in their Lead Profile.
- Update Offer: You have submitted an offer. Now you should update the lead when the seller responds. You can mark the offer as rejected or accepted.
- Schedule Closing: Your offer was accepted, so now you should enter the expected date of the closing.
- Update Closing: Your closing is scheduled. When you have an update (it closed, was delayed, or was canceled), you should update the lead.
Seller actions
These actions are available on seller deals, based on the current lifecycle stage.
- Meet in Person: You have spoken to this lead, but have not yet met them in person to sign a listing agreement or perform a listing presentation. Once you meet them in person, you should click the "List Property" button in their Lead Profile.
- Receive an Offer: Once the home is listed and you receive an offer you should update the lead by clicking on the "Received an Offer" button in their Lead Profile.
- Respond to Offer: You've received an offer. Now you should update the lead when your seller responds. You can accept or reject the offer.
- Schedule Closing: The buyer's offer was accepted, so now you should enter the expected date of the closing.
- Update Closing: Your closing is scheduled. When you have an update (it closed, was delayed, or was canceled), you should update the lead.
Renter actions
These actions are available on renter deals, based on the current lifecycle stage.
- Meet in Person: You have spoken to this lead, but have not yet met them in person to sign a show them spaces for rent. Once you meet them in person, you should click the "Showing Properties" button in their Lead Profile. (You may also click "Showing Properties" if you have no plans to meet the lead in person and will instead service them by telephone.)
- Submit App: Once the lead has decided on a new home and has submitted their rental application to the landlord, you should update the lead by clicking on the "Submitted an Application" button in their Lead Profile.
- Update App: Once you get a response on the application from the landlord, you should update the lead by clicking "App Accepted" or "App Rejected" as appropriate.
Alert Actions
Sometimes an action is covered with a solid orange or red background color, showing a special message. This means the lead has an uncleared alert and you should take action immediately.
- Behavior Alert: This lead has recently exhibited a pattern of behavior that indicated he or she is close to finalizing a purchase decision. You should call them and offer your assistance.
- Message Alert: This lead has sent you a message. You should go to the messages tab in their Lead Profile to read the message and reply as appropriate.
Disabled actions
There are times where you may be waiting on another party, or some other action to complete. When this happens, the action column has a grey background with a message explaining the situation. There is no expected action for you at this time when a waiting action is displayed.
You may also see a disabled action if a deal associated with the lead has closed, as in the example screenshot at the beginning of this article.
Lifecycle Status Bar
This thin status bar indicates how far the lead has progressed through its lifecycle. Lead lifecycles run from "New" to "Closed", and have many steps in between, based on the deal type. More information about lifecycles can be found in Understanding the Lead Lifecycle.
Other Columns
The other columns should require less explanation, and are listed below.
Name
The name provided by the lead when they requested assistance. At times, the system may automatically locate a name if the lead didn't provide one. It uses the lead's contact information to locate the person's information from third party systems. When the lead name is determined from third party services (called an "inferred name"), a special icon shows next to the name.
Last Inquiry Address
This field lists the last address the lead inquired about. If the lead comes to you because they requested a showing, for example, the address of the property to be shown appears here. If the lead sends another message about a different property, the last address inquired about is shown.
Source
This column shows an icon indicating where the lead came from. Depending on where your broker generates their leads, their logo may appear here, or it may be a logo from lead providers, such as Zillow or your real estate brand. On a desktop computer, hover over the icon to see the name of the lead source.
